Naz Abdullah Shoblee Bin Birhanuddin began his real estate journey in 1997 as a property valuer. In this role, he regularly interacted with real estate agents, often meeting them to collect house keys for valuation work. He became curious about the profession, observing that agents worked independently, seemed to earn a good income, and had the rewarding opportunity to help people achieve the dream of homeownership.
The blend of flexible work, strong earnings, and a meaningful purpose is what ultimately sparked his interest to transition into a career as a real estate agent.
For Naz, consistent performance is built on a foundation of clarity and discipline. He treats his real estate work like a business, starting each morning by reviewing his pipeline, checking on active deals, and identifying key actions to move his work forward. He also makes it a habit to reflect weekly on what is working and what isn't, believing that small, consistent improvements lead to significant results.
“For me, consistency starts with clarity,” he said. “I treat my real estate work like a business, not just a job. That human connection is what keeps my momentum going, even in a slow market.”
One of his most memorable achievements in 2024 was helping a buyer secure a piece of land at an exceptionally fair market price, nearly 50% lower than the initial asking price. The negotiation was difficult, as the owner was challenging to deal with. However, Naz persisted, and the deal was closed by presenting clear market data and price analysis.
“The negotiation was tough at first because the owner was difficult to deal with. But in the end, we closed the deal by presenting clear market data and price analysis,” he explained. “It reminded me how powerful knowledge and patience can be in real estate.”
A key challenge Naz faced this year was navigating a slower market with more cautious buyers. To overcome this, he chose to focus on educating his clients with data and market insights, which helped them make confident, informed decisions. He also strengthened his professional network, collaborated with other agents, and expanded his marketing efforts to include content that analyzed market listings.
“Instead of chasing the market, I focused on controlling what I could: my mindset, my effort, and my consistency,” he shared. “That made all the difference.”
For agents aiming to break through their first RM200,000, Naz's advice is to treat real estate like a real business, not a side hustle. He urges them to focus on three core principles: mastering their script, knowing their market inside and out, and being consistently visible. He believes that top agents don't wait for leads; they create them through consistency, data, and a clear, focused approach.
Ultimately, he stresses that a career breakthrough is a result of structure, positive habits, and an unwavering drive.
